Looking for good areas around Philly to buy rental property

Hi Guys,

I am looking for my second investment property which I plan to purchase around Philly for rental. Do you guys have any recommendations on good areas? I am looking for single-family or townhomes around 250k where the rents are around 2 to 2.5k, can easily attract good tenants and low maintenance.
