Local Lender with no loan minimum?

Hi, I am in Texas but I have a customer who is needing a loan or 4 in Pennsylvania.  These are single family homes but just smaller values.  Does anyone know of any local lenders that don't have a loan minimum?  Any help would be greatly appreciated.  The properties are about 1 hour south of Pittsburgh if that helps in anything.  Thanks!
