Buying and investing through the BRRRR method on a 3/1 house worth it if I add on an additional bathroom to make it a 3/2 in X city, area?
I'd suggest reaching out to a realitor that works in that neighborhood and asking them. It's really a question of how much the construction cost would be plus the time it takes to finish versus the increased value of the finished product. A local realitor can give you the estimated after improvement value of the house. And a contractor should be able to give you a ballpark on the construction cost and time. I have a 3/1 house that I rent and I wouldn't add a second bathroom unless I was considering selling. But I am also not trying to refinance anytime soon.
In my area 3/1 don't rent for any more than 3/2 if you are holding it for rental then I wouldn't bother but if you plan on selling it then it would make a difference to the buy you will sell a 3/2 much faster. I talked to my realtor in the longview Tx area and he agreed with this thought process. Im not sure where your from but in my area that's how it typical works. Im sure location would affect the outcome also.
