Dividing lots in San Antonio

Hey BP Colab, 

Has anyone tried dividing lots in SA? We picked one up that is large enough to split in 2 but is also in a flood plain so it will cost us an extra $6k. Just curious if anyone has gone down this road before and what your experience was. TIA!
