best month to have rental open for rent

What is your opinion on the best month to have a rental come available? Is it easiest to have a rental least finish in the spring say April/May, to make it the easiest to find new tenants or the fall or what's everyone's opinion? I'm more asking for a single family type rental, not a college town type student rental.

My opinion... just avoid the winter months if you can. All of my leases end between April 1 and October 1. I try to not have too many in any one month just in case there is some turnover. I also try to have variety in sizes available just in case one tenant wants to move up or down in size. Have had some success in retaining good tenants that way.

I am usually trying to appeal to families with my SF rentals. Typically people with school-age kids try to move between school years. Families that plan ahead may be looking as early as April/May, but I have found summer months to be ideal.

I just ask myself when would I want to move, and of course my answer is always late spring, summer, or early fall. Although I'm going to see. I may house hack and will be especially looking for deals over Thanksgiving and Christmas when the normal buyers are taking off. I can't and won't pay these crazy prices right now.

I also avoid winter months. I actually shortened a lease November-August so I don’t have to try and find tenants in winter if they don’t renew.
