Trying to sell turnkey properties

Hello fellow investors,

I have two cash flowing properties (one is between rentals) in Birmingham AL (Centerpoint) that I bought in 2016 and have been trying to sell them both. I am looking for ideas on how to make them available to the investors that are looking to invest in the area. I have had them in MLS from November of last year and then reduced the listing price in March of this year and yet haven't had traction. These properties are good cash flowing properties so I am obviously either not at an attractive price point for the market or not marketing it to the right audience. If you are a turnkey investor and have successfully sold your property in that market and willing to share your wisdom I'd appreciate if you can PM me.
