I'm relocating to Montgomery AL in 6 months. I'd like to purchase a rehab below market value in a B/C neighborhood that I will rehab, occupy and then rent out. My pre-rehab budget is ~$50K-$100K and I'm planning to use conventional financing with ~30% down. Preferably the property will have a CAP rate above 10%. I'm looking for recommendatIons for an investor friendly realtor that has access/extensive experience with wholesalers, REOs etc...
My background... I’m active duty military. I’ve purchased 4 homes across the US (CO, CA, HI, AL) at market value lived in them for years and then converted to rentals. I recently purchased my first purely investment property but it was a new build. This will be my first rehab investment.

Hey Sean,
My name is Aaron Millis and I’m a local realtor and investor here in Montgomery. I just got out of the Army a few years ago and I came to Montgomery specifically for Real Estate. There are definitely a lot of potential deals out here for what you’re wanting to do.

I own 20 rental properties here and about to buy more. AD AF. About to retire. I have a lot of experience in the area. Google montgomery REIA in facebook groups and get started there. I go to those meetings once a month. There's an agent that I just started working with that I like. Michael Stroup. Joseph Back is a good wholesaler. Check with me on areas to buy in. Don't be led astray!

I agree with Rich, Joseph finds some good off market deals. Contact me for any questions about contractors, painters, inspectors, etc.

@Sean Barber that’s the way to maximize profits. I do 95% of my own work. Have to hire a licensed electrician or gas guy occasionally, per city specs. Keep the city out of your business if at all possible. They have cost me about $6,000 on my current flip. Neighbor complained, and city got involved, had to bring everything up to new construction code on a 1960 house.

Hi Rich! I think I actually narrowed my area to invest after listening to your podcast. I'm looking to BRRRR in the Montgomery area to hopefully keep rolling my money over and acquire 10 properties in the next year. You are in the right place for learning about Montgomery. I can just tell you that I like 36109, and I avoid the south and west parts of Montgomery entirely.
The best investors are the ones that don't bother going on podcast and are just stealth millionaires living quiet lives doing their thing.
@Greg Parker has tons of experience and resources. @Joseph Back is a wholesaler you just get in touch with. @Michael Atkins is a great agent who understands investing and he's got property management.
