Hello Anchorage area Investors,
My in-laws have a 15 unit rental property here in town and it's more than they want to deal with when it comes to managing their property. They're having a hell of a time finding a property manager that they're content with. I'm curious if anyone knows of a PM that they know to be worth their keep that they would refer me to?
Who have they tried before?
After a recommendation from an investor friend with 20+ units and after interviews of a couple different companies, I hired Roy Briley Property Managers in November of last year. They manage 5 units in two separate buildings for me and I have been pleased with their great communication and professionalism. I would recommend giving Roy a call if they haven't already (907-529-2020). I also interviewed Kassandra and Erik at Real Property Management (907-268-4779) and they impressed me. They provide a lot of useful information at local REIAs and I have heard good things about their business but I haven't been a customer yet. Either of those companies should do well for them. I'll be curious to know who they choose and how their experience is.
I agree with @Brian Braeutigam as a tenant previously of a Roy Briley Property I loved them. Always did fixes, were very accommodating and flexible, and most of all professional.
Currently we self manage 17 units here in town. But we've used Eric and Kass at RPM Last Frontier for many "fill in" times while we were out of town. We've also used them as consultants -repeatedly- for information on various subjects: everything from dealing with problem tenants, to financing new purchases. They even turned us on to a good GC we're using on a rehab as we speak. We've found them to be ethical, knowledgeable and professional, especially in time critical/stressful situations.
Kass is one impressive intellect, and Eric is no slouch either. And they are investors themselves, so they know where you're coming from.
I have no experience with Roy Briley or his operation, so can't speak to that. But the rest of the PM's in this town would have to pay us to manage our properties.
We plan to turn all our rentals over to RPM once we've finished our rehab and stabilized the property. That said, I think it's important for any investor to really know the numbers on their property(s) before turning it(them) over to a PM.
Brian, Scott and Princeton,
Thank you for the info! I will certainly pass it on to them. James, I'm not sure who they're using now or who they may have used previously. I'll have to ask. And Brian I'll certainly keep you updated.
I am currently looking for a mentor to help me break into the anchorage market. Any tips or suggestions for where to start looking? As an investor is it important to obtain a real estate license first to avoid "broker" like actions when making a deal? Thanks for any input.
I can vouch for Roy Briley PM.
I will say I've talked with Kass at RPM and she is quite knowledgable.
I recommend Kass and Eric at Rpm Last Frontier. They handle my long term lease options, delayed closings, and in transit multi-family while we are rehabbing and increasing the Cashflow potential for the next buy and hold investor.
