Best place to list rental listing?

Hi everyone! We have an Anchorage townhome available for rent March 2021. We currently have it listed on zillow, trulia, craigslist, apartments.com. Are there other sites you recommend?
In 2019, when we rented this property before, we tried Facebook Marketplace and a few real estate facebook pages and received a lot of messages, but none of them were successful applicants who met our minimum criteria. I am open to trying facebook outreach again but curious what pages you use to list your rentals?

Are you using a Web 2.0 service to verify and check applications? Maybe this strategy should change?

We get most of our applications from Zillow group and FB marketplace. Maybe try listing your minimum criteria on the FB ad? Might weed out some of the bad applicants. Our software we use sends it out to all of those, but we do seem to get the best potentials from Zillow group.

I use all of those as well as the FB marketplace and groups. You will get a lot of "Is this available?" messages but that's just part of the game. I like that you can see some stuff on their profile sometimes. I put all of my requirements in the listing and spend time vetting them as much as I legally can over the phone prior to setting an appointment.

Facebook marketplace has generated 90% of my good rental leads. I'd start there before anything else.

Based on the market trends of the Eviction Moratorium rules and the new tenants' shopping, I would highly recommend realllllly good screening process to the point of confirming they have a job before signing the lease. Selecting tenants that have been on the job for a while is also a good bet right now.
