New to the game. I recently bought a 4 bed 2.5 bath in Williamsburg, VA to live in and I'm greatly considering renting out the rooms.

How should I advertise the rooms? Craigslist? Flyers?

I think furnishing the house myself would help bring people in. Or would I be wasting my time and money doing this?

What kind of lease agreements would I need? More specifically, how would they he different from a normal lease?
