What is the best website or platform to find wholesale deals?

Hello I’m fairly new to real estate and I’m Looking for a good online lead generation source. I’m interested In wholesaling off market properties and JVing. Any tips, leads or advice?

@Ben Edgington You are searching for the wrong thing. Unless you have the cash, you wouldn't want to find a property that has "wholesale deals." These websites belong to wholesalers looking for cash buyers to take on the deals. What you want to look for is sellers that you can create a wholesale deal from. You can find sellers on zillow, craigslist and other FSBO websites. But wholesale deals are negotiated and created. There isn't a seller in this world that is saying that they are selling they're house at a discount. Good luck

Hey @Ben Edgington check out Propstream, they have a lot of good list for finding off market properties like liens, foreclosures, vacant, absentee, etc. Also I would start driving for dollars, its an inexpensive way as well just takes some time unless you hire it out. Once you have a list get it skip trace and pound those phones. If you already have a nice size budget to get started you can do mailers in bulk but I like talking with sellers one on one so you can get a feel for motivation. Hey @Ben Edgington, There's a bit of sourcing that will need to happen first to develop a wholesale prospect.

Curtis already shared propstream. There are a few other locations you can check out. They are:

  • Listsource
  • Propelio
  • Property Radar
  • ReboGateway
  • Reonomy
  • Successor Data

The idea here is that you'd go to one of these sites to purchase a list based on whatever criteria you are looking for. You'd have to consider the cost to acquire that list which could range from 3 -20 cents. You would then have to consider the cost to skip trace the list. This is just like a background search where you take use the property address to find the contact information for the owner. This will usually come back with data for you to call, text, email, or mail

You can either pay to use marketing tools/service providers to get in front of these owners or you could do it manually yourself.

There's also free (or relatively inexpensive) options. Curtis alluded to driving for dollars. There are some references to Craigslist and Zillow as well. 

You get out what you put in. You are in the right place though. Go through the podcasts, forums etc and just dive in.
