Hi all, 

Can anyone recommend a good property manager in Little Rock? I have a property I am interested in and the current PM seems to be awful. I'd love to get the input of someone who is hopefully a bit better. Let me know! Thanks in advance!

A friend of mine with about a dozen SFHs has used Blissard for many years, and seems content with their work.

Depends on what type of property,

We work with Rainey Realty for our Duplex. They are very responsive, generate a video every time they go to the property for a service call and their tenant screening is great.

For bigger apartment complexes Trinity Multifamily is really good. been working with their regional manager for the past few months targeting different acquisitions. He has gone above and beyond, walking properties and generating reports for them. As well as completing rent surveys. Really spectacular.

Century 21 has been on top of things and very reliable. Not only that, they have a 3% vacancy rate for the 500+ homes they manage. 

What I like most about them is their ability to get a new tenant in place, largely because of their waiting list of people they have ready to RENT!

Any advice on how to get my foot in the door in the little rock market? @Cody Dover @Hadar Orkibi

Is it a sellers market at the moment? What is the ROI like? Any advice on good realtors?

@Michelle Hansley yes it is mainly sellers market, some are not realistic and their price expectations are to high. 

But there are always deals out there, finding a reasonable seller is the key... 

What exactly are you after? what are your buying criteria ?

Would like atleast 15% ROI.

Any Advice on Little rock? Do you invest there?

Yes I DO @Michelle Hansley , you should be able to fined deals with 1.5%.

what do you mean 15% ROI? what kind of ROI?

IRR, COC etc

No I don't buy SFH. but i can hook you up with a wholesaler that could help

15% COC can be changing if you put 20%-25% down, we seeing 7%-10% COC is possible.
