Seller is Power of Attorney for Owner

I am looking to make an offer on a home in the Bay Area.  The listing agent bought my previous property, so I will go with him or one of his colleagues to make an offer.  One thing of note is the signature of the disclosures are of the power of attorney of the owner.   The power of attorney is the daughter of the owner who is an old lady.  

Any special precaution for these scenarios?  Will title check etc take care of this?  What should I do to make sure no sibling or right owners jump out and claim the power of attorney had no rights to sell the house thus giving me trouble after I become the owner?
