Writing up an offer to a motivated seller

Hey everyone, I am brand new to flipping and about to start my direct mailing. I had a couple quick questions as I have yet to write an offer or go through with a deal yet. I also do not have a real estate license and plan on purchasing my first property under my name. I already have a hard money lender lined up for my first deal.

1) If I find a motivated seller that has not listed their home on the market, I am able to write the offer up myself or do I need a real estate agent to write up an offer to the motivated seller?

2) If I am able to write up the offer myself, does anyone have an example of what an offer might look like or have any resources to where I can find an editable offer page? If I need to use a real estate agent, do I pay the commission for that agent even though I am the buyer?

3) Once I or the real estate agent (depending on if I need to use a realtor or not), if the owner agrees to the terms, do I then bring it to the titling company?
