Looking into Tampa as possibility

Hi to all the REIs in Tampa. I am a newbie to the whole real estate investment scene. I have been looking at different markets. I feel that Tampa has a great deal of potentials. 

If possible, can anybody here give me an idea on the appreciation prospect with properties near Tampa downtown? I know that the cashflow potential is the idea with this area of the country, but getting appreciation would be nice. 

Any idea? Highly appreciate any input.
