Property Invest that was not going to be part of orig deal.

Hello Everyone, I am looking at Moving to Sarasota and buying a Heath Professional Practice. Originally it was going to be just practice purchase but now the building space is for sale and the sale includes the space in the professional building about 1300sf. So this bring me to funding and loans, entire deal going to be right around 345k, prop is roughly 285k. The seller is willing to do lease to own option and needs out but not sure I can swing purchase of both on short notice. So my question is should I be looking at the lease to own or buying the space and does anyone want to help with funding if I buy until I can purchase outright. Thanks for any insight!!
