Investing in the Tampa Bay market!

I haven't posted much lately or added my two cents to other posts, but I have been getting a lot of messages from my previous responses. Which is awesome!! This tool and platform has significantly increased my real estate business.
I am curious to know how other investors are adapting to the change in the Tampa Bay market. I used to, and still do, quite a bit of wholesaling, but a in the legal way. (this market is full of daisy chainers) It just seems like there has been a big shift in fix and flips towards multi-family properties. What does this mean?
Has anyone else noticed this? I am just wondering if we are at the top of the market, or if it will continue to appreciate.
My team and I read the MFRMLS market reports every few months (and we all have our own theories or hypotheses). I'd like to hear a few other opinions on where the Tampa Bay market is headed!
