Hey everyone. Wondering if any local rehabbers would be willing to give general rehab cost rules of thumb for the area. For instance, my last area I moved from, a total gut interior with exterior work was around 60 per Sq foot, total gut interior-only was about 30 per square foot and a cosmetic rehab (bathroom, flooring, kitchen, etc) was 20 a square foot.
Wondering how these numbers fall when looking at properties in the Tampa and lakeland area. I know there are many nuances with rehab estimates. Just looking to fine tune my rule of thumb so I don't waste time calculating lost causes.
I have a mobile demo company, that I am bringing to the Tampa, Winter haven, Lakeland area.
Its $600 flat no matter what you want to be pulled out of the house (plus cost of Dumpster).
We take about 1-2 days on average.
We take it all down to the studs if you want, but we put nothing back in.

You should check out the Flipping Blue Print book my Luke Weber. Most times we use 20-30$sqft depending on general flip nothing serious or rental grade, it all varies of course.
