How is the Short Term Rental Market in Cape Coral?

I have five Short Term Rentals (STRs) in the Disney World Area and would like to diversify. I live in Colorado but have done okay as an out of state investor. I manage the bookings but need a good team on the ground. Is that something I can find in Cape Coral? I would need a real estate agent or wholesaler and property management team. I am all for being licensed, insured and collecting/remitting state and county taxes.
I am going to be in central Florida in a couple of weeks and was thinking about heading down that way to check things out.
Any tips?

Hi Sid,
Cape Coral is a strong seasonal rental market. We attract the snowbirds but also Canadians, Swiss, and a ton of Germans. I have a new gulf access SFR listing in SE Cape and it's booked solid for Jan, Feb, March and was booked solid all of 2018. And honestly, the home was built in 1961 and is pretty dated.
Condos are a bit trickier as many HOA's limit the number and duration of rentals per year, but if allowed, they rent too.
I've had clients who pay a management company to handle everything, from advertising and booking to move-ins and outs and cleaning etc. But I've had others who do their own advertising and booking using AirBnB and VRBO and have local management handle the rest. It depends on the owner.
I have several excellent property managers I can recommend, and I'd love to work with you myself. I have many investor/clients including BP members. Shoot me a message.
