CASH FLOW $200 IN DELTONA WITH OVER 7% RETURN
Is anyone cash flowing in Deltona over $200 per month with over 7% cash on cash return?
If yes, what percent are you using in your vacancy, repairs, and Capex?
I am currently using:
vacancy - 4%
repairs- 5%
Capex- 4%
PM- 5%
home insurance- 1% of annually
landscaping- $100
tenant placement - $79
termite bond - $25
legal and professional fees - $21
I find myself offering well below market to meet my criteria and I am not even hitting $200 cash flow on my analysis. Am I doing something wrong?
