Currently under contract and looking for hard / private money financing, may consider Wholesale deal. 

ARV 680,000

Purchase Price 333,700

Estimated repairs: 131,000

LTV on ARV is 68%

I have a lender at 65% but worried about stretching my reserves too thin.
