Investment rental in Boise

Hi!

I am new to BP and looking for some advise on whether Boise would be a good place for REI. I am a california resident and looking to make my first out of state investment. I would like to buy and hold but also want enough cashflow to pay for PITI. I am open to airbnb or traditional rental investment. I would greatly appreciate recommendations on locations to be scouting for in Boise. My budget is 200-250k with 15% down. Also, any word on if Boise is a landlord friendly city would be immensely helpful.
