My client's generally don't shy away from a property just because it is occupied. Generally, my clients will go in prior to the deal being complete to start a dialogue with the occupant and see whether they will either begin paying rent or accept some type of a cash for keys. Generally, if the tenant is willing to accept $500 or $1,000 and save you the expense of filing for an eviction, that is a better option and also serves to preserve the condition of the property.
