I need Boots on the Ground out in Indy
Hi guys,
I need some local knowledge on the 46201 zip code, specifically N. Rural St. Can anyone tell me if this is a war zone? I was told it could be a very sketchy area.

I don’t love that map. Several either neighborhoods pretty dated or just wrong. Not sure where that comes from. But rural and 10th is changing fast with several new builds in the area. Just East of there a ton of flips are going on. So around 10th is niceish. South is ok. The further North you go the worst til you hit about 46th st or so. Good luck. Indianapolis can be great.
Agree with Josh. Need 10th and Rural is a great place to invest right now. Map needs updated, Indy is gentrifying very quickly.
We have some properties just east of that zip code in 46219, 46235. 46226. For the most part safe, but stagnant areas.
About a year ago I was checking out properties in that area and it was ugly. Unless I had a team there every day, I wouldnt want to be there. Plenty of other places to chose from.

Others have pointed out that it could be dated. But as far as I know, there is no publicly available resource that does a better job giving the 30,000 foot view of Indy neighborhood quality. That being said, I have property on N. Rural and would agree with @Josh C. and @Neil Goradia that the street is changing fast.

I agree it’s a nice start and I don’t have a map to provide. But there are 600k new builds happening in some of those C/D neighborhoods. That’s all. It’s a good start for sure for some of the out of towners. 👍
I agree with Josh and Neil. I have a few houses not far from there and the neighborhood is changing fast.
I've been trying to research this for myself recently, and it's very difficult to find straight answers. I've been told that Indianapolis has very small "pockets" that change from good to bad areas very quickly. I currently live an hour south in Bloomington, IN, but am now looking to buy a house in Indianapolis. I need a place to live for about a year or so, and then want to keep the property as a rental, or possibly re-sell it for a profit in the future. I really want something in an up-and-coming area so that it'll gain value. Since I'm living in the house for a year (as a single female) I'm walking a fine line on what will be a good investment vs. what I will feel comfortable living in alone.
I'd appreciate any thoughts on the Tuxedo park area (specifically just south of New York St.).
My realtor knows Indy very well, but legally cannot advise me on safe vs. unsafe locations. She says you really have to visit the house and get a feel for the street. It's tough. I did the find this article (slightly dated--Feb. 2017) about the most dangerous square mile of the city.

I know the city is changing fast, but my guess is this still holds up as the most dangerous areas, even if it is slightly improving with time. Looking at the crime maps can be disheartening, but I've driven by some of these areas at 10 p.m. on a warm Friday night with my windows down, and if you're on the right streets, some are amazingly quiet and peaceful. It's not easy to discern the okay areas from the truly unsafe ones.
@Rachel Valliere I’ve recently moved out to indianapolis from Bloomington. Was a student at IU. Currently renting a house out month to month in eagle creek area. I too am having difficulty getting a grasp on the city and its pockets. I’m so used to Bloomington. I’ll keep a look out for you the best I can.
I really think it depends on where along Rural you're looking. 46201 has some nice areas that are becoming even nicer. But, as is true for the entire city, there's a lot of variance within a zip code.
what is a near intersection you are looking at?
