Hello All,

Has anyone here from Illinois ever run group homes? Within the next 6-12 months, I want to find properties, flip them and make them group homes. I've heard that people can fix and flip homes and donate them to non-profit organizations that are looking for group homes. 

I heard that state has stiff regulations regarding group homes, especially if the state provides any funding. I also heard that private-run group homes are much better.

Who is experienced with investing in properties and turning them into group homes? Would you have any word of advice as to where to begin researching more on this topic?

You bring up a great question. I have not come across any types of incentives like this but they sure would be great!
