I have a home under contract that only has window units. The area is going through lots of gentrification and the rehabs all have central air or minisplits depending on their size. My goal is to BRRRR this property so getting a higher value ARV is important.
Which has a better impact on ARV?
If you have forced air, you add central air. Otherwise (you have no ductwork) minisplit is the only cost effective solution.
While I am a huge fan of mini-splits, they still have not caught on so to speak as many do not even understand them. The best return in San Antonio is going to come from central air as that is still the standard expected
Central system will likely bring you the higher net perceived value. Mini splits can come in ductless or ducted. Speak to your local HVAC professional about your options and do a side by side comparison on price and efficiency. That way, you can make the best decision for your specific property.
