How and when to get permits

What is the practical process for getting permits for rehab properties? Any tips that will help me? I am in the process of buying a few properties which may help me. I am already an agent with a few rental properties but never rehabbed one.

Listen to @Peter Mckernan, he laid out exactly the way to do it. Prep in advance and submit the day of closing and stay on top of it. You are an agent and you own properties so you should know this, but let me remind you: do not listen to a contractor who says you probably don't need a permit for this because they might not notice. Get permits for everything except direct replacement cosmetic work. If you move anything, walls, plumbing, electric, get a permit.
