Baltimore investors, how is the market recently?

Hey guys,

I currently have a property in Maryland that needs minor rehab, and is a great fix and flip. Although, this property is occupied. Would love to get opinions from experienced investors in Baltimore area, how do you deal with occupants? When was your last flip and what is the market like recently?
