I'm a first-time investor and my rental property needs a new kitchen and new flooring. It is about 1300 sq ft, I'm leaning towards LVP throughout and a pretty standard kitchen update-white cabinets, granite or quartz counter tops. Does anyone have opinions or suggestions for flooring color or type that they have used before and love for their rentals? Or suggestions for cabinets they use in their rentals that are durable for a rental? I really appreciate any input or suggestions before I pull the trigger on these large expenses. Thank you!
I use HD's Lifeproof LVP for all of my rooms except bathrooms. It is easy to install. Each piece locks together to its neighbors. I refinish steps to get close to the LVP finish. That makes the steps look nice, but they do stand out as different.
I prefer tile for bathrooms since they are more at risk of getting wet and having sitting water. Lifeproof's core is PVC, so it's not going to warp or anything. The plank-to-plank connections are tight and seem to resist liquids well, but I don't want to push it in the bathroom.
Trail Oak has been my favorite of the Lifeproof LVPs. I've used other variations of their wood looks as well. I like the thicker and wider planks that became available in the last year or two.
@Hannah Goethel are you redoing the kitchen and floors yourself or with a GC? Usually the GC will have suppliers or vendors they can coordinate with for the best deals.

I would think and assess if it actually needs a new kitchen (if there are cabinets there already just old, can you paint them and put new knobs on)?
Some thoughts on that for me are that the lowest dollar spent that can be stretched further in rentals is the best. For example, can you put a kit shower in, and save the money versus tiling the shower etc? Stuff that like are things where you can save a lot of money.
Flooring is an exception to this since LVP is higher priced, it does last a very long time for something that will get beat up over the years.
