Should i use a company to rehab my houses or hire my own people

That depends on how comfortable/knowledgeable you are with construction. Just to manage a project you have to have a basic knowledge for schedule, timeframe, overlap, etc.

My advice would be to hire a company, then be on the site as much as possible learning the process. There are contractors who work exclusively with investors in most cities and you can pay less with those guys.

I agree with Jeff that for the first couple of projects that you use a seasoned construction professional which allows you access to his network of subcontractors and sources of materials. I personally believe that it's important for an investor to know at least the basics of house construction if for no other reason than to allow better analysis of potential deals and the professionals who you will need to do the project.
