Hi. I was just wondering what tools some of you have been utilizing to find good houses for flips/ motivated sellers? I have been looking at pre-forclosures but it apparently takes 4-8 months to close on one of those. I apologize in advance for the dumb questions. It's only been about a month since I got my real estate license and started looking into it a lot more.
Pick an acquisition strategy and get REALLY REALLY good at it. That's all there is to it. In today's market, expect it to take a couple months to get your first deal, but once you start to get good at your acquisition strategy, you'll find that you're filling your pipeline with deals, and they'll get easier to find.
So right now I’m the market there are many baby bombers retiring or expiring. Target that market. For at least the next 10 years they will keep us busy.
