What's going on bigger pockets fam! I am a new wholesaler but I am trying to separate myself from the average wholesaler. I want to specialize in getting my buyers EXACTLY the ROI they like to see. I believe relationships mean more than money. I am in the Richmond, VA market and am curious, what is an ideal purchase price range and ROI on a fix in flip in a market like mine? Any feedback would be greatly appreciated! Blessings friends.

Richmond is a pretty big market with lots of different price points, niches and sweet spots. There are some pretty steep competition for wholesaling in Richmond. A couple of the top wholesalers are doing hundreds of deals a year and spending tens of thousands of dollars every month on marketing. If you want to set yourself apart you need to educate yourself and become an expert on the market and the business. You should be telling us what the sweet spot is, best selling properties, price points areas, etc. That will set you apart.

@Cameron Outlaw hi I am a richmond buy & hold investor. I like properties in the richmond area but not necessarily in the city limits I like the surrounding neighborhoods. Ideally in decent school districts in Henrico, Hanover, & Chesterfield county. I like to find houses less then $200k, that are built after 1960 or 70. I will PM you my contact info.
