hey Dave. Do you know if college kids that go to Washburn live around campus? I found a few decently priced homes around campus and have no experience with topeka.

Be very cautious around Washburn. Neighborhoods directly to the East and North are pretty rough.

I agree with Jason. Need to look West. South has some flood plain issues that I'd avoid.

Dave and Jason are spot on. I live less than a mile from Washburn. As a solid general rule, only buy around Washburn if you are buying west of Macvicar, which runs along the west side of campus. If you are okay with the increased cost and risk, going south into the flood plain isn't a bad area per se. North and East of campus are class D or worse neighborhoods, and you'll have trouble trying to find students, let alone anyone, live there.

I have 3 rental properties east of Washburn University and they cash flow nicely.
