Oakland Hills Influx in Rentals

This is interesting to me. I love the areas proximity to the Parklands. Can the area currently sustain that many rentals? Might not be a bad idea to buy things up. Large complexes like this usually bring a large influx in restaurants and retail. Just moving a coffee shop within a mile should raise home values.
