Looking to sell a rental house in Zachary, LA

My husband and I are putting a house on the market in Zachary, LA. It was a great house for us, and Zachary is booming because we have the best schools in the state. But the house is showing its wear and my husband and I are not flippers. That means we need to get out of it before it gets worse...what are the things that need to be done prior to selling. Paint? Floors were done about 5 years ago. All laminate so shouldn’t have that much ware. What else do you guys suggest doing to make it attractive to buyers?

Wash the exterior siding and the roof, fresh paint, good realtor with professional photographer, clean up landscaping, fresh mulch...
Clean as can be inside, wipe baseboards, clean blinds, etc. Good luck with it!

thanks @Brandon Johnson ! We have to get the tenant out, but as soon as he is out (April 15th) we're going to really get it going. Do you know a professional photographer and how much do they cost?
