Every state is different, but in Texas QC is not typically good for the buyer.  Why not use General Warranty or Special Warranty Deed?

It I'd the only way I sell a property with a Tax deed. 

I don't have a general warranty deed so therefore  I can't provide only. I can only provide a QC deed unless a Quiet Title is performed to clean up the title.
