Maryland land contracts

For those investing in land contracts / agreement for deeds in Maryland just want to caution you.

Did you know if the land contract was not recorded within 15 days of execution it may not be valid. If the borrower were to ever default in order to recover the property you would have to refund the borrower all their payments they made. There is no credit for rent etc. let that sink in.

Make sure to always talk to an attorney to understand where and what your investing in.
