I'm thinking about investing in the Reno/Sparks area. Interested in buy and hold property under $200k. I have some relatives in the area, I like the growth prospects for the area, and it's close enough that I can see things first hand. The prices may be a little ahead of themselves at this point though, It's looking tough to find properties that pencil out.
I'm looking for some pros to work with, Realtor / Property manager. Someone who can find good investment, rental opportunities.

Hey Shawn, nice to meet you. We've actually used Meetup.com to find the local REI meetings. Not sure what anyone else is using. We currently attend an REI meeting at the Keller Williams office south of town every third Wednesday around 6pm. They usually have great topics that are discussed as well as great people to talk with.

Just came across this post - Love to see other locals working their you know what off to build their businesses. My background is in insurance and retirement as I currently own a local office. Need insurance for your real estate..I'M YOUR GUY. haha. Also, recently got my RE license and have made our first buy and hold purchase in the form of a tri-plex. Learning a lot and loving every minute....well most of them...of the journey.

New to REI in the Reno area. Still in the learning phase but I have learned so much from BP and fellow investors. There are 2 great investor club meetings here in Reno I also have been attending that have been a great resource. However the challenge here is Reno prices are so high right now it is hard to imagine purchasing a home for 400k that was 200K only a few years ago. It will be interesting to see the future play out in Reno. I have lived here for over 20 years and have witnessed many changes good and bad. Excited to see what the future holds.

My name is Joseph and I live in Fallon. New to the area and just starting as a RE investor. I am looking for tri-plex or 4-plex and finding it hard to get something that pencils out also. Although the prices here are Much better than Reno, Sparks and Carson City. I haven't seen a post recently on this page so I hope someone has some new info soon. I'm looking to join a REIC but don't know if there is one near me (Fallon/Fernley)? Can't find any useful info on CL. I will keep trying. When is the next REI meeting in Reno? Found this thread quite by chance through a simple search for "Nevada". I purchased my first SFR in Sparks last September and pondering a 2nd property in the area. Looks I'm not the only one 😁. Looking forward to exchanging some ideas and info here!
Like a few other respondents here, I'm from the SF Bay Area and just recently learned of all the potential the area has to offer. Might even consider moving to Reno/Sparks in the future.

I know several from Chico (Nor cal) myself inclusive that or strongly interested in REI in northern Nevada.
How much more landlord friendly state is a strong consideration along with slightly less inflated prices etc.
Look forward to seeing some good stuff here.
ps Any recommendations on a MFR realtor (<4 unit and 4+/commercial) for No. Nevada? I did ping a random realtor online and, have not had good response yet...(guess business for them must be booming enough they didn't want to follow up on a potential investor lead)
@Aaron Kaplan Nevada is very landlord friendly although our area is experiencing tremendous growth and depending on who you ask, we're experiencing some inflated prices. CAP rates are generally around 5.5% give or take a percent. I am a multi-family realtor/investment strategist/property manager in Reno. I'd be happy to talk with you about your expectations when you have time.

I am also quite willing to partner /JV on things esp starting out in this region as I have a little bit of neighborhood knowledge but not much as I did look at a job there 4yrs ago...
