Rental property near Newark Penn Station?

We're looking at a rental property in Newark and I'm wondering if Newark Penn Station is as bad as I've heard. I heard homeless and panhandlers are aggressive and it's not a place someone would want to commute through all week.  Is this accurate? It could discourage a renter from sticking around.
