King-Lincoln Bronzeville Columbus OH Year over Year Analysis. One of the top areas I think is going to go up. Duplexes are still under 100k here and closely you can get them for 300k+. Let's look at the numbers though first to see what the data says. This is my thoughts going in, but I always look at the numbers

2018 Numbers

Closings: 64

Highest Price: $498,000 (41 N Monroe)

Lowest Price: $31,000 (1435 Mt Vernon Ave)

Average Price: $197,150.47

Average Price / Sq Ft: $112.12

Average Days on Market: 41.48

2019 Numbers

Closings: 63

Highest Price: $575,000 (1404 Eastwood Ave)

Lowest Price: $31,000 (1439 Mt Vernon Ave)

Average Price: $221,146.98

Average Price / Sq Ft: $121.88

Average Days on Market: 48.03

Analysis

I'm very surprised at the price point that King Lincoln Already has. You see a lot of lower priced homes in this area and it's pretty surprising the average is well into the 180s and 200s over the past two years. Also i'm surprised the values increased that much for such a high price point (over 150k). But given that it's close to the urban core, it doesn't surprise me. Overall appreciation for the average single family home was 12.17% which is consistent with other urban core neighborhoods in the Near East district. Given the large range of properties and high price point, I'd say it's a great area to look for deals. Plenty of room for budget to remodel the old homes.
