Lead paint inspections Cleveland

Hi there,

Has anyone has a property pass/ fail the mandatory Lead inspections in Cleveland and any tips for me?
I have two properties due for inspection by Sept.

I heard having windows painting and a HEPA cleaning helps but wondering if anyone has any feedback on how easy or hard it is to pass or fail the inspection?

I passed mine recently. The tips I got from the inspector was to make sure you wipe down the window sils and similar things in the home. And if there's any paint chipping it's likely you fail automatically so cover those up.

Jemma.............I have a lead specialist directly from the Cleveland City Website that has passed several of my units. Many of them work for PMs, but I found that if you reach out directly to them they will do it a little more reasonably then oing through the PM because they often hire the same folks, but then put their markup in as well.

Thanks, I didn’t know about the inspections until a week or so ago and I close in the next day or so on the property. I have $5900 already invested (escrow) and I’m thinking of pulling out and loosing that money because I am worried about the upcoming lead inspection. I don’t know what to expect and worried if I fail then the house will get flagged as having lead and will have a real expensive problem on my hands :(

It caught me off guard too, few months after closing on the property. I intentionally skipped the lead inspection when during the home inspection, too, so was worried.

 ive delt  with the lead inspection with several of my bosses homes          this one guy has done 8+ of our homes so far    hes very concerned about the kids if any that live in the homes, because they are the ones  in direct contact with the walls and are very touchy on the walls and surfaces where lead could be ..    like mentioned above CLEAN  windows seals  PAINT  cracked ( gator skin ) looking old paint    .

only one house we replaced all the windows  as they where dated   

just make sure you know what the inspector needs and is looking for and you will be fine and the tenets will be safe :)

I recently purchased my first investment property and this completely caught me off guard. Apparently the inspection for my zip code is due like right now. Can anyone recommend a trustworthy inspector who is not going to overcharge or create unnecessary problems?

I have 11 apartments so i thought the best plan was an assessment. $50 per apartment and $50 for 2 stairs and extra $50 for two passages $700.00

I now know what is basically required to fix the units. Mostly put more paint where it is damaged and 5 new windows in the unit which has children

Now comes the scary part!!!!!!!!!!!!!!! Once these repairs are done The charge is $500 per apartment and $500 for the stairs and landings. $7500!! They will fill in the lead submission for for FREE!. This is only good for TWO years!!!!!!!!! And then we will have to have another inspection!!

Anybody know a cheapo inspector??

My company, Cleveland Clearance Prep does lead clearances. They are more expensive than the guy quoted above, but our process is different.

1.A separate Cleaning company comes through, and does a targeted cleaning.
2.Our Lead Clearance Technician Inspects and tests, focusing on living areas.
3. We do all the paperwork, ( including registering your Rental) and then submit to the city.
4. We apply for Grants from the city worth $500 per unit.

Our process provides a streamlined service with the highest chance of passing. We've done about 60 in the last 8 months, with only one failure.

 If you've got the old wood windows you should just bite the bullet and replace your windows with vinyl. The friction points are going to be a never ending lead violation every time you go through the process. wood windows and wood siding are where investors are going to see the biggest costs.

I have done about 200 of these, just make sure no flacking paint. Your PM should be handling this, you should not be involved

FYI Cleveland's lead paint policy has changed, you no longer need to pass one in order to evict a tenant.

True, However if you evict and you don't have it, they'll give you a short time to get the clearance, then they'll put an injunction on you, Legally preventing you from re-renting the property.

I've also received a few letters from the city on the properties i manage with in progress clearances. So anecdotally they're ramping up enforcement.
