Walnut Hills In Cincinnati

What type of rental demand is there in this corner of Walnut Hills?  (see red box in map below)   I understand East Walnut Hills (I think) and the gentrification underway there.  And I also understand the Class A demand in Walnut Hills (e.g., tenants in Windsor Flats, etc).

But -- is there a strong rental market for renovated duplexes and triplexes?   I'm working thru the economics of a couple duplexes/triplexes and thinking about what rent figures are reasonable/attractive to this neighborhood.

I can certainly build a longer term investment thesis around this area (in red), since it connects Mt Adams to East Walnut Hills. It might take a long while, but it does appear to be a "path of progress" connector between these 2 neighborhoors.

Any insight is greatly appreciated! :-)
