Are there agents that will sell you a property then relist it themselves or are they only willing to do one side of the deal. Always liked to buy from the listing agent.
I'm not sure I follow the question. Are you asking if an agent will sell you a home, and then list it for you when you're ready to sell? The answer is surely yes. Or are you asking if they'll sell you the home, and then relist it for you without charging a commission when you sell?
yeah, I'm not sure what you are asking, but most things are negotiable
Buying from the listing agent can be challenging...It's illegal in many states (not Oregon) but it just takes a lot of trust and communication to make sure everyone feels taken care of.
If you're buying from the listing agent, they have a direct responsibility to take care of their client (the seller). So when they take you on as a client as well they almost end up as a neutral third party vs. advocating for you or them. And when you're buying, don't you want an advocate?
I've seen it work successfully two ways-either the parties are all known to each other and there's very open communication where the listing agent can share info back and forth to get to a positive outcome. The other way is that the listing agent will actually bring in a separate agent to work on your behalf so they don't have to put themselves in the middle.
Truly, it's I think it's in a buyer's best interest to have an agent representing them who doesn't represent the seller.
If your question is will they relist for you then yes, like Alex said, agents are totally happy to talk through the options and relist your house if that's what's best for you.
I disagree with what you have just said, I am sorry. In Oregon we have a fiduciary responsibility to all our clients. We are required with representing the buyer and the seller to have them sign a dual agency letting them know that we owe both parties a fiduciary responsibility. I represent both buyer and seller all the time and I never have a client feeling like I am just a neutral third party.
So if you have an agent you would like to work with and you list your property with them then they won't work for you and sell the property themselves?
If an agent says they are a "buyer's specialist" what does that mean? They won't list your property?
If you list your home with an agent you are signing a contract for the agent to sell the home on your behalf for compensation.
An agent that is a "buyer's specialist" most likely just focuses on marketing to buyers. It's possible that if you ask a buyer's specialist to list your home they'll say no, but that's highly unlikely. Im sure they'd be willing to help you. Do you have an agent in mind? I suggest calling that person, i'm sure they'd be thrilled with an opportunity to earn your business.
They talk about teams. My understanding is if I refer someone to my friend, the buyer’s agent, then you get turned over to a team member.
Absolutely a possibility. Large teams often operate this way. I suppose you won't know until you check. At any rate many agents do buyers and sellers. Especially when working with investors.
