Hey, I’m a new investor and looking for property management companies who are currently in and around Philadelphia. Also, looking for hard money lenders in the area. Any recommendations for new investor like me?

Welcome! I’m in Downingtown PA so not too far from you, also new here. I recently learned that you can find hard money lenders in the area through the forum. If you go to Menu > Network > hard money lenders.  you can filter by state.  I’m on my phone so hopefully the link below will work.

As mentioned I’m new so I can’t recommend any property management companies but I’m sure someone with experience will come along and help.

There are some companies and individuals that will lend money short term. Depends most on the value proposition and the location. You don't have to have any experience but it helps if you do.

Do you have a property under contract, and if so, where? I may be able to refer you to someone who can help.

@Dave Godfrey hey I don’t really have any property under contract but I’m looking at rental house around Philly market so I wanted to establish relationships before hand and call to see how much what are the conditions of the loans and things of that nature. Have you considered Slatehouse Group?  They manage over 4K units in the Philly and Baltimore areas.  They manage my rental property and are good.

@Jobi Samuel I have 2 years with them and they do place as well as perform evictions.

@Mayer M. Slatehouse manages one unit for me. I believe they charge 6% of GMR if the rent is over $1,000. They charge half a months rent to place a tenant. Hope this helps.

@Jobi Samuel I spoke with @Sheldon Zimmerman the other day. Nice guy, professional, knowledgeable, been in the industry a while and he’s an investor himself so he’s experienced from what I can tell. He referred me to a local bank who I’m speaking with in the next few days.
