Memphis recently-sold prices all over (6k to 228k+) in an area

Hi all,

Got a question for the Memphis, TN experts out there:

I couldn't help but notice that recently sold listings in this region just North of Sourthern Ave, in zip code 38111 has recently-sold houses all over the place, ranging from 6k to 228k and more. Was wondering if anyone know what could explain recently-sold properties varying so much for houses that are on the same block, or just 2 blocks apart?

It seems like this region is safer than most other parts of Memphis according to neighborhoodscout and a 5 minute drive from U of M.

I included an image below. What's a reasonable price to pay for a fully renovated house on Haynes St. for instance?
