Opinion on Napier Area for Buy and Hold Rental properties

Hello everyone,

I have been looking for SF or multifamily deals around Nashville area, and drove around the Napier area today. I saw some SF properties around the area and got me interested. I was wondering if anyone is familiar with the area, and can maybe give me some advice. I really like how close the area is to downtown. However, the neighborhood still seems to need some work and development. I have read about negative news, such as shooting, at the Tony Sudekum Apartment right around the area that puts doubt in my mind. 

My goal is to purchase buy and hold rental properties that could potentially generate cash flow. What are your thoughts on Napier neighborhood for this purpose?
