I am a student working on a real estate project and I was wondering if anyone could give me some information on some of the more active Nashville submarkets. My project is centered around developing land(around 10 acres) into a community of single family homes that will all be rented out. What are the most active submarkets of Nashville for single family rentals?
Which submarkets have a deficiency in new single family homes for rent?
What are building costs/SF like in the Nashville metro area? More specifically what does the Hard cost/SF look like?
Are there any unique taxes/permits that I should be aware of when modeling?
What do rates look like for construction loans?
What do rates look like for permanent financing?
