I have a friend who intends to rent out a room when his new build is ready in may or june. I have pretty standard lease contracts ( like those found here on BP)for my more traditional rentals, but I'm wondering if those of you renting by the room use a standard contract with various addenda that you want for stipulations like shared space like the kitchen, how bills are covered, parking etc etc, OR do you use a totally different  lease? It will be his first landlording experience and I'd like to help him avoid some of the pitfalls and have some best practices to start out with.
