Best places to list your medium-term rentals in Austin

I own a MTR in North Austin by the Domain. My property is listed on Airbnb, VRBO, and Furnished Finders. 100% of my bookings have been from Airbnb. I get a lot of requests from Furnished Finders, but the lead time for traveling nurses is less than people looking on Airbnb. My property gets booked 2 months out on Airbnb and people on Furnished Finders are typically looking around 3 weeks out so by the time they reach out to me on FF it's already booked. I have also found that I can charge more on Airbnb than I would on FF.

Where are you listing your MTR? What has given you the most success?

@Conner Olsen I'm on Airbnb, VRBO and Furnished Finders. I set up all of Booking.com only to figure out that I couldn't restrict it to 30+ days!

@Conner Olsen @Jordan Moorhead I'm under contract on an SFH in southwest Austin that we'll convert to a mid-term rental after we remodel it. The market is hungry for MTR's and we can't wait to get it online.

@Ryan Kelly congrats! Let me know how that turns out down there. I've seen some great numbers for SFH MTR recently.

You really can't go wrong with MTRs in central Austin. Traveling nurses typically have 3+ month commitments and are often respectful stewards of property. But the MTR market is also great for people who are doing big remodeling projects and need to vacate for several months, or people coming into Austin on short term assignments.

@Conner Olsen I’m looking to convert my rental in south austin to MTR. Do you use a service for furnishing/decorating or do it all yourself?

@Diana Martinez My wife decorated it all from Facebook Marketplace, Overstock, IKEA, and Target.

Is there any service in Austin that convert SFH rental to MTR? I'm interested in one of those services as I'm also exploring MTR option for my properties.

Homads.com https://www.homads.com/ is an Austin-based website that exclusively focuses on MTR listings.  It's free to sign up for it and it's worth listing it on there. We do get some leads from it, which is nice because while there are some fees it's still cheaper than the Airbnb fees.
