I'm looking for my first mobile home purchase in / near Fort Worth. Having a little trouble finding deals. Seems like I'm going to have to get very creative to find a motivated seller.

I'd love to hear from anyone, particularly in DFW, with experience on the matter.

I'm interested in stories of all kinds. Advice and admonition.

Are you looking for homes in parks or on land? 

What have you done to locate owners up to now?

I've done everything from driving parks looking for "for sale" signs. It works. I have also have great luck locating owners with postcards.

@Kylar Rutledge It all depends on what areas you're looking in and whether you're looking for mobile homes in communities or out on land. When first starting out, it's best to choose neighborhoods you feel comfortable working in. Once you find a few, then you can start looking for leads and motivated sellers. Hope that helps! 

Craigslist is a great tool, or just going straight to a wholesaler in that area such as myself. Mobile homes are surprisingly easy to find, but they're often overlooked because they're not as glamorous as other single family investment opportunities. However, mobile homes can be very lucrative in producing positive cash-flowing investment properties without the big price tags. I'd love to connect and discuss more!

Unfortunately, I focus on Fort Worth and surrounding areas (Tarrant, Parker, Hood, Johnson, and sometimes Wise Counties). However, I do have offices with strong networks in the San Antonio and New Braunsfels markets. I'll reach out to you directly.
